Costa degli Angeli purchases 11th-16th century houses in the village of Badolato and completely restores them with local materials to exceptional standard.
How do interested buyers go about buying such a house?
We invite interested buyers to come to the village and arrange for a tour of Costa degli Angeli’s available properties. If you find that you are interested in a property, we will ask that you make an initial payment of €3.000, which takes the property off the market as you decide how to proceed with its restoration.
How much does a property cost?
The price per square meter of our properties is in the range of €2.000-€2.200, depending on the house’s location. The price quoted covers all costs for a fully restored house, including project cost, restoration work, accessories such as Italian terra cotta roof tiles, and handcrafted wooden doors, windows, and shutters replicating original features.
What are the annual costs involved in owning a completely restored house in Badolato?
A municipal tax for garbage collection is estimated to be about €250 per year. The cost for water is estimated to be €80 and electricity €600 for a full year’s stay here. Naturally, the cost is lower if you stay for a few months or less.
Gas cooking is the norm in our properties, and the gas is purchased per bottle, which costs €30 each. If used on a daily basis, a bottle lasts for approximately one month, depending on usage.
The cost for Community charge or ICI (Imposta Comunale sugli Immobili) depends on the size of the house. For example, a 100-120 square meter house is estimated to cost €400 per year. Note that there is no condominium charge.
